This damage can all be prevented with proper maintenance. Simple prevention can keep damage from occurring. The restoration and maintenance of a chimney can be less than 2/3 the cost of rebuilding a chimney. A chimney is constructed mainly from brick or block and has a flue liner inside typically made of terra cotta or steel.
The cement crown can be repaired with a flexible sealer or even replaced. The bricks can be sealed with a waterproofing to prevent further damage and the exterior can even be cleaned to look good as new. The flashing which is usually the source or many leaks within the home can also be repaired. All these synthetic products come with a 10 year warranty!
